What should I know about parking in the community? |
|
| |
Always display your Habitat parking permit hang tag when parking your
vehicle in front of your garage or anywhere else on Habitat property.
Because parking is limited, we ask that you park
one vehicle inside your garage and the other in front of it. Piggy-back or
double parking is not permitted. Take care not to block a neighbor's access
to their garage or driveway. Avoid parking in the designated yellow "No
Parking" zones. Vehicles without a hang tag may be towed at the owner's
expense. |

What do I do if I want to paint my front door? |
|
| |
Owners are responsible for the entry door to their unit. Approved colors for
entry doors are white, almond, or dark
brown. See the Habitat Info page for approved
entry door styles. |

Who do I tell about an exterior light that is not
working? |
|
| |
Diane Collins at Procom. Please be
descriptive as to the location of the light (i.e. garage between addresses
XXXX and XXXX or light in the common area). Lights in the common area are
referenced with a number painted toward the top of the pole. Be sure to
include that number when reporting a non-working light. |

I want to install a satellite dish. Where can I put
it? |
|
| |
Installation and placement must conform to
FCC
Regulations that apply to a multiple dwelling unit building. The
receiver must be 1 meter (39.37 inches) or less in diameter and may be
attached to your fence or deck, however it may not be mounted to the
roof or building. To minimize problems and needless expenses incurred in
correcting an unapproved installation, an
Architectural Change Request must
be submitted prior to installation of the dish.
Cables associated with the dish must be concealed and
may not extend across common areas including the sides of the building
or across roofs. If your installer pierces or drills through the siding or
roof, you may be held financially responsible to restore the affected area
to its original condition. |

If I am having a problem with a neighbor for a
violation of the Bylaws what can I do? |
|
| |
Ideally, residents should resolve situations between them whenever
possible. Should you have a situation that isn't resolved through neighborly
means, you may complete a Request for Bylaw
Enforcement form. |

When is trash picked up? |
|
| |
Trash is picked up in the Habitat 1 Section B community on Monday and
Thursday mornings. Trash is to be placed in front of the garages after dark
the night before or morning of trash pick-up. Store empty trash and
recycling receptacles inside your garage or fenced area. They may not be
stored in the common area, under decks, or behind bushes. |

What about recycling? |
|
| |
Recycling pick-up is on Wednesday morning. Again, place your recycling
in front of your garage after dark the night before or morning of pick-up.
Again, store empty trash and recycling receptacles inside your garage or
fenced area. They may not be stored in the common area, under decks, or
behind bushes. |

What is the policy on walking dogs? |
|
| |
All dogs must be walked on a leash. You must also pick up after your
dog, no one likes to step in dog waste. You may be fined by the Association
and/or Anne Arundel County for failure to pick up after your dog. Anne
Arundel County Code, Article 12, Title 4, Subtitle 9-909 states "The owner
of any animal shall be responsible for the removal of any excreta deposited
by his or her animal on public walks, recreation areas, or private property
other than his own."

Some of the by-laws are so picky. Why should I have
to follow them? |
|

The by-laws are meant to keep our neighborhood safe, clean and pleasant
for everyone. By maintaining standards, we keep our property values up. If a
two-thirds super majority of unit owners wish to change a by-law, there is a
procedure for amending them. |

How can I get a key to my mailbox? |
|
| |
Mailbox locks are the responsibility of the
U.S. Post Office. You may
contact the Crofton Post Office at (410) 451-1461, (410) 793-0256 or (800)
ASK-USPS. |

I rent at the Habitats. Who do I call if there is a
problem with my unit? |
|
| |
You need to call your landlord. He or she is responsible for the
maintenance of your unit and must approve any work that is required. |
|

Can I withhold my monthly condo fee if I am
dissatisfied with services or decisions? |
|
| |
No. Under the
Maryland Condominium Act unit owners cannot withhold their
condo fee as a response to dissatisfaction with service or a decision.
Failure to pay your monthly condo fee could result in a lien against your
unit or foreclosure. |

What is the policy on using a barbeque grill? |
|
| |
You CANNOT use a charcoal or gas grill on a
balcony, deck or any area within 15 feet of a condominium or apartment
building that has 3 or more living units. You CAN use an electric grill or
similar appliance provided no open flame is produced. See the
Anne Arundel County Fire Department web site for more information.
Please note that if you use a barbeque grill and melt
the siding on your unit you will be financially responsible for repair of
the siding. |
